October 12, 2017 Board Meeting Minutes
President, Dave Zeemont called the meeting to order at 4:31 p.m. Since we had quite an appearance for this board meeting, Dave asked everyone to introduce himself or herself to everyone.
Present were: Secretary, Debbie McAllen; Director at Large, Dave Wright; Director at Large, Ginger Dickson; Design Control Chair, William Webber; Operational Gatemeister, Al Shawala; Technology Gatemeister. Mike DeAntonio.
Residents: Jan and Bob Thune, BJ Thurman, Judy Corona, Steve Bailey and Maxine Webber.
Minutes: The Board Minutes of September 11, 2017 and October 4, 2017 Special Meeting on the Sale of PHCC, were accepted as written.
Dave Wright motioned to accept the minutes as written. Ginger Dickson seconded the motion.
The Board approved the Secretary’s Minutes without objection.

Committee Reports:

Landscaping: Landscaping Chair, Carrie Gaddy was not present to give a report. President Zeemont did report that we are in the process of changing landscaping contractors from Easy Lawn to Extreme Landscaping. Kelly Dickson has been doing some landscaping work by the entrance of Anthem. He has taken all rocks and boulders out and has placed some of the boulders along the perimeter of the BLM land and has stored the others. Dave Zeemont will talk with Kelly to possibly use the smaller rocks to help the erosion at the top of Constitution.

Gates: Gates Chair, Dave Wright introduced Al Shawala and Mike DeAntonio who have agreed to take over the gates since Dave and Larry have resigned as gatemeisters. STARTING NOW: SHOULD YOU HAVE ANY PROBLEMS WITH THE GATE OR NEED A REMOTE, CALL AL SHAWALA AT 575-639-3484. HE WILL HANDLE OPERATIONAL ASPECTS WITH THE GATE. PLEASE LEAVE A VOICE MESSAGE ONLY (NO TEXT OR EMAILS) AND AL WILL GET BACK TO YOU.

Al Shawala reported the entrance gate has been working intermittently. He located the problem and contacted Kevin with Apex and he is sending a crew out to fix it. There have been numerous remotes getting steadily worse in opening the gate by Anthem and he advised Kevin about getting together with his people to discuss what’s going on with that and why they are not working. Dave Wright suggested Al be with them when they come out for these type of problems, to watch and utilize the SOS system. They are supposed to come out on a monthly basis to check this to make sure police; fire department and ambulances are able to get into our subdivision.
The damage to the low wall surrounding the fountain area on the outside of the gate near Anthem will be repaired as soon as Tim Dillon from St. John Construction, stucco guy returns. It should be fixed within the week.
- Design Control: Design Control Chair, William Webber reported two new driveways were installed. One was replaced with cobblestone and the other slate. The house under construction on Constitution is slowly progressing.
New Business:
CC&R’s: Dave Zeemont talked a little bit about amending the CC&R’s to have available to vote on at the next annual meeting in January.

Replacing Article 5, section 13 of the covenants allowing Coronado Ridge to have garage or estate sales.

Replacing Article 5, section 2b of the covenants allowing residents to park their car in front of their garage and allowing recreational vehicles park for a maximum of 72 hours in any 7- day period to load or unload.

Expanding the Board from a minimum of 5 people to a maximum determined by the board.
Dave Zeemont asked Steve Bailey to bring the proclamations to the next board meeting so there can be a discussion before bringing it to a vote by the residents at the next January annual meeting.
• Judy Corona mentioned what a wonderful job Carrie has been doing with landscaping. She did suggest having the new landscaping company look at the weeds along Barcelona and perhaps make it more presentable going up to the gate. She also had a concern with some Desert Willows along Constitution that haven’t been taken care of properly (they have been trimmed back) but without doing something with the root, it could potentially start cracking the concrete.
• Sale of PHCC: Dave Zeemont commended Bob Crowley on his presentation at the October 5th meeting. Dave Wright reported that he is on the Contact Committee and found out that there are 32 formal HOA’s in Picacho Hills. He also stated the next presentation will be on November 9 at Picacho Hills Country Club. Currently they have a Facebook page and website with questions and answers to where the money is going. You can find this information at picachocommunityclub.org.
• A neighbor reported that recently there have been several cats running around the neighborhood. They appear to be adult cats. If you own a cat, please have them remain in your yard. They are concerned about the cat’s safety with the snakes and coyotes.
The next meeting of the Board will be held on Monday, November 13, 2017 at 4:30 p.m. at 1236 Regency Court. All are welcome; however, always check with the Secretary to make sure the meeting date has not been changed due to schedule conflicts.
Dave Wright motioned the meeting to adjourn, seconded by Ginger Dickson. Meeting was adjourned at 5:31 p.m.
