August 14, 2017 Board Meeting Minutes

Treasurer, Robert Crowley called the meeting to order at 4:27 p.m.

Present were: Treasurer, Robert Crowley; Secretary, Debbie McAllen; Director at Large, Dave Wright; Director at Large, Ginger Dickson; Design Control Chair, William Webber; and Webmeister, Kathy Mayer.

Residents: Jan Thune and Maxine Webber

Minutes: The Board Minutes of June 12, 2017 and July 10, 2017 was accepted as written. Dave Wright motioned to accept the minutes as written. Ginger Dickson seconded the motion. The Board approved the Secretary's Minutes without objection.


Treasurer's Report:

Treasurer, Robert Crowley reported we collected more assessment dues and half a payment assessment. A hard copy letter will be sent to three residents who have not paid any assessment costs. If no assessment is received after the residents receive the letter, the board will file a lien on the homes. He presented the Treasurer's Report. Dave Wright motioned to accept the Treasurer's report as presented and Ginger Dickson seconded the motion.

The Board approved the Treasurer's Report without objection.


Committee Reports:

  • Drain and Roads: Robert Crowley reported that after we have received 3-4 inches of rain, there was some mud off BLM land across from Martinez residence, the flumes are holding well (one may need minor repairing shortly which could cost around $1000 to fix), ponds didn't need pumping, and Dave Zeemont and Steve Bailey have thrown in mosquito dunks into standing water.

  • Landscaping: Landscaping Chair, Carrie Gaddy was not present to give a report.

  • Gates: Gates Chair, Dave Wright stated the Barcelona gate was open for awhile because it gets locked open for no reason but has been fixed. The new boxes are in and speakers are working well. The software boards will be installed when Larry Felhauer, gets back from vacation and then Dave Wright will approve of the bill for payment. Dave Wright received a proposal from Smith and Aguirre Construction Company on the cost of resealing Phase I and Phase II next year. He recommended doing both phases at the same time to save the board $3000.00.

  • Dave Wright also gave his resignation after this year in being the Director at Large and Gate Meister. We will be looking for residents who may want to serve on the board. Dave Zeemont has spoken with Al Shawala in taking over in maintaining the gates and he is very interested. We will still need someone who will replace Larry Felhauer in the computer end of maintaining the gate. Debbie McAllen will get the list of responsibilities of the gatemeister and distribute it to the residents of Coronado.

  • Design Control: Design Control Chair, William Webber reported the house being built on Constitution Road is within limits on the roof height. He has received two calls regarding lots for sale. A lot on north Titania and one lot requesting a grading plan.

  • Webmeister: Kathy Mayer gave a presentation on the new Coronado Ridge website.


New Business:

  • Discussion took place about the email the Picacho Hills Homeowners Association wanted all the Homeowners Association to put out to the residents regarding ATV’s on County Roads.

  • Larry Felhauer sent an email advising the board that he is resigning as "assistant gatemeister" effective at the end of the year.

The next meeting of the Board will be held on Monday, September 11, 2017 at 4:30 p.m. at 1236 Regency Court. All are welcome; however, always check with the Secretary to make sure the meeting date has not been changed due to schedule conflicts.

Dave Wright motioned the meeting to adjourn, seconded by Robert Crowley.

Meeting was adjourned at 5:04 p.m.
