December 12, 2016 Board Meeting Minutes

President, Dave Zeemont called the meeting to order at 4:34 p.m.

Present were: Secretary, Debbie McAllen; Treasurer, Robert Crowley; Director at Large, Larry Felhauer; and Director at Large, Dave Wright; Also present was Design Control Chair, William Webber

Residents; Jan Thune and Maxine Webber.

Minutes: The Board Minutes of November 14, 2016 were accepted as written.

Larry Felhauer motioned to accept the Treasurer report as presented and Dave Wright seconded the motion.

Minutes of the previous meeting were approved as written.

Treasurer’s Report: Treasurer, Robert Crowley, presented the Treasurer’s Report (see attached).

Debbie McAllen motioned to accept the Treasurer report as presented and Dave Wright seconded the motion.

The Board approved the Treasurer’s Report.

Robert Crowley reported all 2016 assessments have been received.

Gates: Gates Chair, Dave Wright reported two additional gate remote controls were purchased. The Board decided to order an additional 5-10 remotes to have at the January General Meeting. The anemometer at the Anthem gate has been working wonderfully in opening the gate when wind gusts are 25 mph and above.

Roads: Larry Felhauer reported that Phase II is projected to be resealed in the Spring.

Landscaping: Landscaping Chair, Carrie Gaddy was not present so no report was given.

Drainage: Erosion Control Chair, Robert Crowley stated the pond by Steve Bailey still had water in it but otherwise things were quiet.

Design Control: Design Control Chair, William Webber stated there were 11-12 properties that are not developed yet in Coronado Ridge Subdivision. Lot 96 presented a set of plans and the height of the house may or may not hinder the views. The grade elevation does not match our elevation. Surveys will be staked out and story poles will be placed for placement of where the plot should be built. The roof elevation is within the CRNA covenants. William Webber discussed receiving a request from BarbaraRose Faber in making her current rock wall higher. The majority of responses received were in favor of allowing her to raise her wall to a 5’-6’ wall, however they also commented it wouldn’t take care of her problem. Most suggested covering the area with wire fencing in a dog run.

New Business: Our General Membership Meeting will be held January 24, 2017 at 6:00 pm at Picacho Hills Country Club. A letter will be sent to the homeowners later this week, along with the Proxy assignment, and projected 2017 budget. 42 homeowners need to show up for a quorum. For those unable to attend, the proxy will be accepted. The Audit Committee for the Budget will be Karen Sherrouse, Ronnie Wright, and possibly Richard Corona. To count the ballots and the proxies Jan Thune and Jim Matchin have offered their services. The 2017 projected budget will be sent out with the January General Meeting information. The annual dues for Coronado Ridge Neighborhood Association will remain at $550.

David Wright motioned to accept the projected 2017 Budget as presented and Larry Felhauer seconded the motion.

The Board discussed a commentary that was posted on Facebook regarding the integrity of the CRNA board. It was decided by the Board to not take any legal action at this time.

The next meeting of the Board will be held on Monday, January 9, 2017 at 4:30 p.m. at 1236

Regency Court. All are welcome; however, always check with the Secretary to make sure the

meeting date has not been changed due to schedule conflicts.

The General Membership meeting of the Board will be held on Tuesday, January 24, 2017 at 6:00 p.m. at Picacho Country Club, 6861 Via Campestre, Las Cruces, NM 88007.
