June 6, 2016 Board Meeting Minutes

Note: Just a reminder, if you get a call from the kiosk, pressing the number 9 on your phone will open the gate, but pressing the # key will prevent the gate from opening.

Meeting called to order at 6:10 pm.

Present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Dave Wright, Directors at Large. Also present was Carrie Gaddy, Landscaping Chair.

Minutes from the previous meeting were approved.

Bob Crowley, Treasurer, presented the Treasurer’s Report (attached.) Report was approved by the Board.

Carrie Gaddy presented a Landscaping report. The water company has stated that it will replace all trees and plants along the east side of Anthem after they dig up that side for laying a new water line. It will be part of the bid for the work. Carrie also asked the Board to consider money for revamping the water fountain at the Anthem gate so it will once more work. Plans are to tile the interior of the water basin so that it won’t leak or seep through. Also, an automatic refill will be installed. The Board voted to spend up to $1,000 for this project. We will once again have falling water at the gate.

Larry Felhauer, Street Sealing Project Chair, stated that the street sealing should be finished and he will go around to make sure everything was done properly and take care of any problems.

Dave Wright, Gates Chair, reported that repairs to the Barcelona Gate are still waiting for estimates to be done. An anemometer will be installed on the Anthem gate later this week and, after installation, will automatically open the gates during high wind periods. They will operate 24/7 and eliminate a person who has to determine if the wind is high, open the gates, then close them again after a high wind event.

Dave also mentioned that the Anthem gate bearings appear to be ready to fail and he will have them checked out. There is also a problem with the electric eye on the Anthem exit gate that needs attention.

Larry Felhauer said that he would send emergency code information to all emergency types (medical, fire, police, etc.) periodically. Although the instructions for entering the gates in an emergency have been given out and they are in all of their computers, they still, quite often, do not use the correct siren and/or they do not remember the code to get in. The code is standard in all gated communities. Perhaps by reminding them every 6 months or so, they might be able to keep it in their minds.

Dave Zeemont reported on some of the water company activities. Low water pressure, which is a problem for a few houses at the very top of the hill most likely will not be addressed by the water company. Their advice is to install booster valves. Also, the water company will be sending someone out to dig out the buried water meters and make sure they are aligned properly so we can actually read them. Dave reported that the water company’s request for a rate increase was approved; however, the part that included automatic increases each year was rejected.

Without further business, the meeting was adjourned at 7:20 pm. The next Board meeting is scheduled for Monday, July 11th, at 4:30 pm at 1236 Regency Court. All meetings are open to all members; however, if you plan to attend, make sure you contact Steve Bailey (at this email address) to make sure the meeting date has not been changed.
