August 10, 2015 Board Meeting Minutes

Meeting was called to order at 4:32 pm.

Present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Dave Wright, Directors at Large. Also present were William Webber, Design Control Chair and Carrie Gaddy, Landscaping Chair.

Minutes from the previous meeting were approved.

Treasurer’s Report was read and approved (attached.)

Dave Wright, Gates Chair, reported that the GFCI on the Anthem gate was tripped by the excessive amount of rain. Measures are being taken to prevent a re-occurrence. A discussion was held regarding LED lights to replace present lights at gate but it was determined it would not be cost effective.

Carrie Gaddy, Landscaping Chair, reported that some trees along Anthem will be replaced by the landscaper (his expense) due to a bad trim job on the old ones.

Bob Crowley, Erosion Control Chair, reported that there was still some water and runoff from the heavy rains; however, it is much improved from previous times. Kelly Dickson had arranged for the pumping of the ponding areas from the huge rainstorm. Kelly was also involved in some repairs in various places after the major storm. Bob also reported that a few property owners continue to allow dirt and water to exit their property onto the street. Previous letters have been ignored by these few. Letters will be sent to any property owner allowing water/dirt to exit onto the street along with a bill for cleaning up their mess. If property owner fails to pay this assessment, then a lien will be filed against the property.

The Erosion Control Committee is continuing to work on some complaints in and around the north Titania area.

The Board voted to send out letters to property owners whose properties are beginning to show signs of weeds that are not being controlled. Also, it was voted on to send letters to 3 properties who have neglected to maintain their properties (weeds) with a notice that a fine will be levied after September 20th for failure to maintain the property. (Two of the properties have since cleaned up their yards and the third property is reportedly going into foreclosure.)

With no further business the meeting was adjourned at 5:35 pm. The next meeting of the Board will be held at 4:30 pm September 14th at 1236 Regency Court.
