November 17, 2014 Board Meeting Minutes

Meeting was called to order at 6:30 pm.

Present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Dave Wright, Directors at Large. William Webber, Design Control Chair, was also present.

Minutes from the previous meeting were approved.

Bob Crowley, presented the Treasurer’s Report. Bob noted that all residents had paid their 2014 assessments, with the exception of the three properties in foreclosure. The report was approved.

William Webber, Design Control Chair, noted that another resident was proceeding with attaching solar panels to his roof, as approved by the Committee. William is also keeping an eye on the two building projects currently underway. William asked for the Board’s support in a landscaping matter with one of the properties and approval was given. William will take the appropriate measures to correct the violation.

Both Drainage and Gates Committees reported that nothing new was happening.

The Board discussed several complaints regarding offensive outdoor lighting on two properties. One property has installed bigger and brighter security lights and other yard lights which interfere in a big way with the enjoyment of residents’ views. The other property has installed large, bright security lights that shine into their back yard. The problem noted was that they also shine directly in eyesight of drivers coming up the hill (on Constitution.) The Board decided that both instances were violations of our lighting requirements in the CC&Rs and the first step, writing letters to the parties, will be taken.

Larry Felhauer led the discussion of possible lighting solutions for the mail box area. There are still some problems to be worked out. Since there is no electricity on the east side of Anthem, solar lights would have to be used and their quality is debatable. Also, the lights would have to be placed on poles to shine down on the mail boxes without causing a problem for neighbors in Coronado Ridge or properties to the east. Larry will do some more research on costs and logistics. Any suggestions would be helpful.

A short discussion was held on how to best get names and email addresses, etc from the new members who have joined (or will join) Coronado Ridge. Steve Bailey stated that currently the Secretary, Treasurer and Welcoming Committee Chair try to work together and send each other new information. This system is not perfect. We ask that all residents try to keep us informed of new neighbors along with emails and phone numbers, if possible. It is especially important to have updated information now because of the upcoming Annual Meeting scheduled for January.

The 2015 Annual Meeting of Coronado Ridge residents has been scheduled for Wednesday, January 28th at 6 pm at the Country Club. The nomination Chair has announced that the two Board members in positions up for election in January have agreed to run again — Steve Bailey, Secretary, and Dave Wright, Director at Large. Any resident of Coronado Ridge (in good standing) may nominate, or be nominated, simply by replying to this email and entering their name(s.) Also, nominations will be taken from the floor during the Annual Meeting. Good standing means all assessments are paid up to date.

With no further business, the meeting was adjourned at 7:40 pm. The next Board meeting will be held Monday, December 8th at 6:30 pm at 1236 Regency Court.
