October 13, 2014 Board Meeting Minutes

Meeting called to order at 6:30 pm.

Present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Dave Wright, Directors at Large.

Also present were William Webber, Design Control Chair; Carrie Gaddy, Landscaping Chair; and Maxine Webber.

Minutes from previous meeting were approved.

Bob Crowley, Treasurer, presented the Treasurer’s Report (attached.) Of note, a few people still have not paid the 2014 Assessments. Bob will try contacting them one more time, then start issuing liens on the property for the amount due plus costs. It will cost the delinquent resident about $60, in addition to amount owed plus late fees, to remove the lien.

Bob, as Drainage Control Chair, reported that he had personally pumped 3 Association ponds and the larger Barcelona Ridge pond. Bob pumped over 300,000 gallons from Barcelona. It is a requirement of the County that we drain the holding ponds after any rainy periods. The Board wishes to thank Bob for doing the work on his own.

Bob Crowley and Alan Shawala replaced the low voltage electric wires and lighting on the Coronado Ridge sign that has been giving us problems. Hopefully, this will solve the problem of constantly burned out lights.

The Board had a discussion on providing lighting around the mail boxes. The land the boxes sit on does not belong to CR and there is no electricity feed in that area. The Board was not able to come up with any workable ideas and asks the community for any suggestions.

Larry Felhauer and Dave Wright, Gates Co-Chairs, reported that the computers at the gates can now handle cell phones to open the gates (when someone dials from the kiosk.) Before, we were severely limited (by the software) in the number of homes with cell phones that could do this. Dave stated that the backup battery on the Anthem Gate had been replaced because the last time it was changed, the wrong sized battery was used, causing a strain and pre-mature burn out. The new battery was done at no cost to us (it had been placed by the previous gate maintenance company.)

Carrie Gaddy, Landscaping Chair, reported that Kelly had removed rock along the east side of Anthem and was working on the drainage problem. He will soon re-contour the area.
