October 14, 2013 Board Meeting Minutes

Meeting was called to order at 6:30 pm.

Present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Dave Wright, Directors at Large. Also present were Carrie Gaddy, Landscaping Chair and Tim Henderson.

Minutes from the previous meeting were approved.

Tim Henderson attended to ask a few questions concerning his water and sewer bills. After some discussion, it was concluded that he had probably had a leak for about 18 months and that increase in water consumption had affected his sewer charges as well.

Bob Crowley presented the Treasurer’s report (will be sent later.) Three more residents paid their outstanding assessments this month. Only a very few remain. He also reported that the rocking project on the west end of Constitution cost $13,500. Although an agreement exists with Picacho Mountain to cover these costs, the CRNA decided to proceed with the project since the erosion was causing great damage.

Anna Leuenberger, Bylaws Committee Chair, presented the proposed changes that her committee has worked on for the past year. Some minor changes were suggested by the Board and Anna was to return a final corrected version to Steve Bailey. A complete list of proposed changes will be sent out in a separate email in a couple weeks.

Carrie Gaddy, Landscaping Chair, presented a written report wrapping up all of the projects done this year and mentioning proposed future projects. A copy of that report will be sent in a separate email.

Dave Wright, Gates Chair, reported that we need to order more gate clickers. Clickers are given to new residents and current residents can purchase new ones if needed. Dave noted that the display kiosk had been repaired on the Barcelona Gate. The SOS system tested fine and when he checked the backup batteries he found one needed replacing. It was replaced at no charge by Allied.

Bob Crowley, Erosion Control Chair reported that he had sent out eleven letters to lot owners whose lots were allowing most of the soil erosion on the streets. So far he had received 9 responses. Bob wanted to point out outstanding jobs done — Scott Baymiller (Lot 127) for redoing his rockwork in front of his house along the road (it looks fantastic;) Steve and Jean Butler (Lot 91) for rocking their banks on Verona Court and Constitution Road (work still in progress.) Bob and Kelly Dickson have been working with Mr. Christopher (Lot 98) and major erosion control measures will be taken after the house is completed. Lot 97 is also in the process of doing rock work but part of that job must wait on Lot 98 to get started. A few other properties are under discussion on control methods. By working with the Association, these property owners have (or will) saved substantial amounts of money for the work done. Only a couple property owners replied in a hostile manner; however, any future violations of erosion problems will be met with substantial fines and, if necessary, work will be done by the Association at a cost that most likely would far exceed having the work done now. In general, Bob remarked that the work being done, plus the work in progress, will substantially reduce the amount of soil/water erosion onto the streets of Coronado Ridge.

The next meeting will be held Monday, November 11th at 6:30 pm at 1236 Regency Court. Meeting was adjourned at 8:30 pm.
