July 9, 2012 Board Meeting Minutes

Meeting called to order at 6:30 pm.

Board members present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Kathy Mayer, Directors at Large. Also attending were Dave Wright, Gates Chair and Barbara Rose Farber, Landscaping Chair.

Minutes of the previous meeting (June 4th) and the special meeting (June 18th) were approved.

Bob Crowley presented the Treasurer's Report (see attached.) Bob stated that there were no unusual bills/payments and that collections for annual and special assessments, although not perfect, were running ahead of last year. The Board agreed to allow additional time for late payments until the next (August 20th) meeting when the Board will vote on issuing liens on non-paying properties. Nothing was said about forgiving any late payment fees, so they will be in effect. It should also be noted that the County is charging a lot more for issuing and removing liens on property ($28 for each.) This will be charged to the property owner (s) in addition to any late fees. Hopefully, everyone will pay before next meeting to avoid these charges.

Barbara Rose Farber, Landscaping Chair, noted that Circle R Landscaping has begun work on some of the islands, etc. and are continuing so that all of the islands and gate areas will be brought up to par.

Bob Crowley, Erosion Control Chair, stated that he had nothing to report other than they were just "waiting for the rains" to come and see if everything is working.

Dave Zeemont, with the approval of the Board, named Laura Smart to replace Kathy Mayer as Welcoming Committee Chair. This committee will be responsible for keeping track of new residents coming to Coronado Ridge, meeting with them to welcome them, make sure they are aware of the various activities in CR, and answer any questions they may have. Some neighbors have donated little gift items which will be given to new arrivals. Welcome aboard, Laura.

Dave Wright mentioned that repairs had been done on the Barcelona Gate so it now closes properly. All emergency functions are working properly.

The Board discussed the growing number of Real Estate signs (mostly directional arrows) and Dave will talk to the Realtors, reminding them that signs are not permitted in our common areas.

The next Board meeting will be held August 20th at 6:30 pm at 1236 Regency Court. Without further business, the meeting was adjourned at 7:30 pm.
