August 22, 2011

Meeting called to order at 6:30 pm

Board Members present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Kathy Mayer, Directors at Large.

Also present were Barbara Rose Farber and Dave Wright.

Minutes from previous meeting were approved.

Bob Crowley gave the Treasurer's report (see attached.) He reported that five residents so far have failed to pay either partial or total assessments for the year. He will try to contact them one more time, then liens will be filed against the properties. Nothing unusual was noted in the financial statements for the past month. Report was accepted by the Board.

Bob Crowley, as Erosion Control Chair, noted that, although very little rain has occurred so far, everything seems to be running well. Only very light sand deposits have been noted where streets level out for a short distance.

Dave Zeemont noted that if anyone sees cattle around Coronado Ridge, to call him ( 914-393-0282) and he will contact the proper people in charge.

Dave Wright, Gates Chair. reported that the Barcelona Gate has been repaired. A bolt broke in the mechanism and had to be replaced. SOS system is working properly.

Kathy Mayer, Welcoming Chair, asked permission to ask for donations in the name of CR for small welcoming gifts for new members of CR. The Board had no problems with that and thought it was a good idea. Steve Bailey started things off by donating boxes of writing cards containing his artwork; hopefully, other residents will have items they can donate items that would both promote their business and be helpful to new residents. There are about 4 new residents a year, although that number is quite fluid.

Larry Felhauer brought up the fact that, as the weather will be cooling, it is time to replenish the gates and islands with plantings. It was decided that it would be a good idea for the Board to suggest items to the landscaper instead of just saying "put something in.) After some discussion, Steve Bailey volunteered to work with Larry in mapping out an overall plan for CR. This plan may include some non-plant items such as artwork, rocks, etc.

Dave Zeemont, President, presented an overview of what has been happening with our water provider. The recent water pressure problems have (most likely) been explained: When Picacho Mountain installed their own pumping station for water, a pressure valve had accidently been left open so that when PM started using water, it drained water from our tank, which accounts for the no- or low- water pressure for CR residents. The valve has been closed and no further problems from it is anticipated. Residents of Coronado Ridge are asked to report any problems with water pressure/odors/ etc. to the Board so we can compile a record of what is happening, and, of course, report each occurrence. Even if your problem may seem minor, report it. Sometimes minor problems from several residents can make a difference. You can report your problems to this email address and it will be processed properly.

One thing that can help us is to have a few volunteers (who have water pressure gages) check the water pressure at their homes (perhaps weekly) and report the results to the Board. This will help give us information when reporting to the State.

With no further business, the meeting was adjourned at 8 pm. The next scheduled meeting will be held Monday, September 12th at 6:30 pm at 1236 Regency Court. All meetings are open to residents of Coronado Ridge (we only ask that you inform us so that seating can be arranged and so that you can be informed of any changes in date.)
