Board of Directors Minutes

The meeting was called to order at 6:35 pm. In the absence of the President, Steve Bailey conducted the meeting.

In attendance were Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Kathy Mayer, Directors at Large. Judy Corona also attended.

The previous month's minutes were approved.

Neighbor Judy Corona addressed the group on several subjects. First, she noted that some residents seemed to either be unaware of the speed limit in CR or they just ignored it. She did some research on signage that might serve as a friendly reminder. After discussion, the Board asked Judy to check on State law concerning speed limits (the speed limit in Coronado Ridge is 25 mph by State law.) She is also to report back concerning the cost of two simple signs that state "Speed Limit 25 MPH." These will be placed at the first island in from each gate, if approved.

Judy also asked about the tattered silt screens around the neighborhood. In the past, the Board, in general letters to all residents, has asked neighbors to remove these. No action has been taken. The tattered screens are no longer doing the job as intended when the development was created. The Board authorized an amount not to exceed $500 for Kelly Dickson to remove these screens throughout the neighborhood. Bob Crowley will oversee the operation.

Finally, Judy mentioned that a couple neighbors are parking trailers on their properties outside of garages. In addition to looking trashy, these trailers are in violation of the CC&Rs. It was noted that some neighbors were letting their properties accumulate things like trailers and surplus cars, etc. In order to try to prevent the neighborhood from looking junky, the Board agreed to send out general letters regarding this matter in the hope that property owners will act responsibly. If not, other measures will be taken.

Bob Crowley, Treasurer, presented the Treasurer's report (see attached.) Bob mentioned that he needs to purchase a Quick Books software in the name of the Association in order to make use of some of the benefits of the software (the current software is actually the property of a previous Treasurer.) The Board agreed that it would be best if the Association owned its own copy.

Larry Felhauer, Gates and Streets member, briefly went over the schedule for resealing the streets in CR. Phase One properties will be resealed this year. Larry handed out flyers to volunteers who will distribute them in person during the week prior to work being done. Every effort to inform neighbors of the pending resealing project is being made. Emails have been sent out to the entire neighborhood complete with maps and schedules for work. Also, residents in Phase One will be receiving daily emails reminding them of the need to make plans to park their cars elsewhere while work is being done. Although a little inconvenient, if everyone cooperates, the resealing project should go smoothly. Larry mentioned that all vendors, such as UPS, garbage, etc., have been notified.

Larry also reported that the emergency signal at the gates had been tested and all is working properly. There was one instance of a neighbor forgetting about the special party code until the last minute. . Please be courteous and give him at least 48 hours notice so he can enter the code into the gates.

Bob Crowley reported that the last flume in the Barcelona Pond gulch was being worked on and should be finished by Wednesday, May 11th. This will conclude the planned erosion projects for the year, with the exception of maintenance and/or emergencies. Bob will have to study it, but he felt that a special assessment for erosion control would either not be required for next year, or at least it would be greatly reduced.

Meeting was adjourned at 7:30 pm.

The June meeting is scheduled for June 20th at 1236 Regency Court.
