Board of Directors Meeting

May 10, 2010

Meeting was called to order at 6:35 pm.

Present were Dave Zeemont, President; Steve Bailey, Secretary; Bob Crowley, Treasurer; Larry Felhauer and Barbara Rose Farber, Directors at Large.

Also present were William Webber, Design Control Chair; Kathy Mayer, WebMaster; Dave Wright, Gates Chair.

Minutes of the previous meeting were unanimously approved.

Bob Crowley, Treasurer, presented the Treasurer's report (attached.)  Bob also stated that about 20 lot/homeowners had not paid yet.  He will be sending out letters to each stating that the late fee is now due.  If not paid by June 30, 2010, the Board will initiate liens on those properties.  Treasurer's report was unanimously accepted.

Barbara Rose Farber, Landscaping Chair, wanted to remind everyone to pay attention to their yards and natural areas and to keep unsightly weeds under control.  A poorly attended lot makes the entire development look bad.

William Webber, Design Control Chair, wanted to remind all residents that they need to contact the Design Control Committee before any remodeling/additions/or other such alterations are started.  All residents agreed to this when purchasing property in Coronado Ridge.  The Committee and Board has been taking a more active position in monitoring any changes.  You can contact William at [This email address is being protected from spambots. William noted that there has been a lot of little projects approved by the Committee lately.

Kathy Mayer, Website Chair, asked the Board to help her coordinate the master list of residents in Coronado Ridge.  It is a major job just trying to keep the lists up to date.  If you know of anyone who is not on the email list or someone who has recently moved in and is not receiving anything either via email or regular mail, please let us know.  Also, Kathy asked if we could distribute the list occasionally to area residents via email instead of on line to help protect individual privacy.  Anyone who wishes NOT to have their names, phone number and/or email sent out, please notify the Secretary by hitting reply to this email.  We will make several requests before actually sending out the lists.

Dave Wright, Gates Chair, reported that the power belt broke on the Anthem Gate, causing it to stay open.  He is also working on an estimate for replacing the belts on all of the gates as a preventative measure.  Dave's monthly test of the battery backup system and emergency sound system was good.  The Anthem exit gate needed some minor adjustment to make it open easier.  A security camera has been placed on the Barcelona Gate and one may be placed on Anthem if it works out well.  Dave also said he would get some estimates on repairing/repainting the walls around the gates.  Concrete salts have leached through and discolored the paint.

The Board approved the purchase of a couple lights for the mailbox area. This should be a welcome addition to those early risers and late mail retrievers, especially during winter months.  Larry Felhauer placed them on Tuesday.  Thanks, Larry.

Steve Bailey reported on the drive for recycling for Coronado Ridge.  Mesilla Valley Disposal is currently the only disposal service that offers recycling pickups.  For an additional $6 per month, Mesilla will pick up recyclable items on the 1st and 3rd Thursdays of each month.  They will provide a 50 gallon can if desired.  All materials must fit inside the can.  Mesilla spokesperson stated that you have to be a regular customer of Mesilla Valley Disposal to participate. In other words, if you want to participate in the program and are with another company, you would have to switch companies.

Mesilla will accept aluminum, tin, newspapers (no glossy sections), cardboard, plastics marked as recyclable, and office paper (junk mail, copy paper, writing paper, etc.)  They will NOT accept glass, yard debris, biodegradable items, electronics, appliances, or glossy paper.

It was the opinion of the Board that $6 was a cheap way to get rid of recyclables in an environment-friendly way.  Mesilla Valley stated that they needed to have at least 10 participants to make it work.  The Board informally voted that each member would participate (that's 5).  Please let Steve Bailey know if you wish to participate and then contact Mesilla Valley Disposal.

Bob Crowley, Erosion Control Chair, reported that the flume behind Lot 37 has been repaired.  He is still in negotiations with Picacho Mountain to work out an acceptable agreement between us and them concerning what to do about the waterflow affecting both areas.  Zia Engineering presented a bid for an engineering study, but nothing definite has been decided at this time.

Meeting was adjourned at 8:05 pm.  The next meeting will be held on June 14, 2010.
