CRNA Work Session
May 11, 2009
The meeting was called to order at 6:30 pm. Board Members present were Dave Zeemont, President; Steve Bailey, Secretary; Larry Felhauer and Barbara Rose Farber, Directors at Large.
Also present were Doug and Roberta Watson; Bob Crowley; Dave Wright, Gates Chair; Lamar Harrison, Design Chair.
Minutes of last meeting were approved as read.
In the absence of Mary Rita Chapman, Treasurer, Larry Felhauer presented the Treasurer’s report (attached.) A few residents/lot owners remain in default of their assessments. Dave Zeemont stated that liens will be placed on any property in default this year. If you have not paid your 2009 assessment yet, please notify Dave Zeemont or Mary Rita Chapman to avoid further penalties. Also remember that the special erosion control assessment of $300 that was voted on in January is due June 30^th^.
Lamar Harrison, Design Chair, stated that there had been a good amount of calls concerning buying/building in Coronado Ridge lately. One caller asked if he could purchase a second lot (next to him) in order to build some garages that would be attached to his house. The CC&Rs will be researched; however, the general consensus was that this would not be allowed under our rules.
Dave Wright, Gates Chair, stated that the permanent closing of both gates June 1^st^ would cause additional wear and tear on the gates from increased use. Inspections of the gates show that they should be able to handle this additional load without a problem. We need to plan on repainting the gates sometime soon (it’s been approximately five years now); however, there is no emergency on it at this time. Cost would be approximately $1500 to sand, prepare, and electro plate both gates. This could be done without removing the gates.
Dave also reported that the “Private Property/No Trespassing” signs would be installed soon. (The signs were installed on Thursday and they look great!)
Dave also reported that the Committee had been studying the software for the gates and have discovered lots of features we could use such as tracking certain codes (for after-hour violations for special codes given out to housekeepers or yard workers, for example). He will continue to report his findings. Dave and Larry Felhauer are working on a letter to be sent out to all residents/lot holders concerning special codes and procedures for when the gates will be closed permanently. DO NOT give out your personal codes to your housekeepers, yard workers, furniture delivery, etc. Check with Dave ( [This email address is being protected from spambots. ) for those special codes. If for some reason you no longer wish to use a housekeeper or other service, their code can be deleted from the software.
Barbara Rose Farber, Landscaping Chair, stated that the Barcelona Road Gate is in need of sprucing up. It was suggested that desert plants be used as opposed to flowers and other such “rabbit food.” This will be up to the volunteers and input from neighbors to decide. Anna Leuenberger, who has already placed protective wire around susceptible plants at the Barcelona Gate and certain island areas at her expense, has agreed to work on the Barcelona Gate project. Kelly Dickson, Erosion Control Chair, will be accumulating dirt for some future projects. . Kelly is also looking for volunteers to paint the large drain pipes he has installed in several of the ponds. This could be a fun project for a few neighbors to get together. Contact Kelly or hit “reply” for Steve Bailey.
On April 30^th^, in a telephone conference with the PRC and others, Steve Blanco stated that he would take over all responsibility for the water booster station as of Jsnusry 1, 20010. Mr. Blanco has recently assumed responsibility for maintenance and the CRNA is currently paying the electricity bill. Dave Zeemont has sent out letters to all involved confirming Mr. Blanco’s statements.
