Jan 12, 2009 Board Meeting Minutes

January 12, 2009 Work Session Meeting was called to order at 6:30 pm.

Board members present were Dave Zeemont, President; Mary Rita Chapman, Treasurer; Steve Bailey, Secretary; and Larry Felhauer and Barbara Rose Farber, Directors at Large. Also present were Dave Wright, Gates Chair; Ronnie Wright, outgoing Landscaping Chair; Kelly Dickson, Erosion Control Chair; Kathy Mayer, Webmaster; and Bill Bartell, resident and owner of RESCO, a web site company. It was announced that a leak was discovered in the watering system between the Reinhardt and Felhauer houses.

Barbara Rose, the new Landscaping Chair, will contact our landscaper to repair it. Dave Wright had turned the water off.

Bill Bartell is a new resident and is also an electronics engineer specializing in computers.

He is now designing and hosting web sites. He has been working with Mary Rita Chapman and Kathy Mayer to design and implement a web site for Coronado Ridge. The target audiences currently are the residents of Coronado Ridge and those interested in purchasing a home or lot here. The possibility of a few local ads on the site was discussed but nothing was decided yet. Mr. Bartell offered the design/hosting package plus the domain fee ($10) for $200 a year. This is far below his normal charges.

The Board decided unanimously to enter into a contract with Mr. Bartell for the web site. (It is already up and running at www.coronadoridge.com )

Kelly Dickson, Chair Erosion Control, explained some of the current projects he has been working on.

He explained that additional concrete work was done on Ponds B and C which included a flume from Constitution to Pond C and a diverter on Pond B (Barcelona).

Kelly is currently storing dirt for some future projects.

If homeowners or builders have dirt they want to get rid of you can contact Kelly.

There was a general discussion concerning the drainage ditch project between Coronado Ridge and Picacho Mountain. Picacho Mountain is proceeding with that project. Concerned about liability with the large 24” pipes, Kelly asked to purchase and install iron grates over the openings. The Board concurred.

Kelly also stated he would attend the General Meeting and discuss what work he has done and what the future plans may entail. Dave Wright reported that all gates and lights are now working. Among other things, the main problem with the Barcelona gate was a faulty electronic eye.

Dave also announced that the Association provides all residents with two gate clickers in the beginning; however, replacements for wear and tear, lost clickers, etc will cost $20 each, which is our cost.

Additional clickers will also cost $20.

Dave brought up the subject of keeping the gates open/closed. We need to re-examine what our needs are and we need input from residents on how, if, or when gates should be open or closed.

or hit the reply button and I will see to it that Dave gets your input. Greg and Kathy Switzer asked a landscaper (at their own expense) to come out and look at the front gate area to assess what needs to be done to replace missing plants that have died or otherwise have been lost.

 

They will bring a report to the next Board meeting. Steve Bailey, Secretary, presented the ballot for the General Membership Meeting for approval.
